Coming Soon: Starkey Ranch K-8 is set to open next fall

A new kindergarten through eighth grade school that’s being constructed in the Starkey Ranch community now has an official name: Starkey Ranch K-8.

The school is scheduled to open next fall, and will part of a complex that includes a district park, a theater and library. The district park opened in November 2017.

The quartet of community amenities resulted from a public-public-private partnership involving Pasco County Schools, Pasco County and the Wheelock Communities, the private developers of Starkey Ranch, a community off State Road 54 in Trinity.

Starkey Ranch K-8 School is the public school district’s first school specifically designed for elementary and middle school students.

The school is expected to have about 1,000 elementary school students and 600 middle school students. The campus includes a gymnasium, athletic fields, a running track and sports courts that will be available during non-school hours to residents, through a shared-use agreement.

Additionally, the third part of the partnership involves Pasco County, and involves the construction of what’s been dubbed TLC, which stands for theater, library and cultural center.

The TLC will accommodate public library patrons and students. It also will have a 250-seat theater and three makerspaces.

The Pasco County School Board approved the school’s official name during its Oct. 6 meeting. The board prefers to name schools after the general location, features of the area or historical information about the area.

Comin Soon: Ferber Plans Cypress Ranch, Largest Mixed-Use Project In Company’s 114-Year History

LUTZ, Fla., Oct. 13, 2020 /PRNewswire/ — The Ferber Company (Ferber), a privately held real estate development and investment company headquartered in Ponte Vedra Beach, Fl. announces Cypress Ranch, the largest land development project in company history, including single and multi-family residential, retail, and office. This 164-acre mixed-use development in Pasco County on the south side of S.R. 54 intersects with Ballantrae Blvd, just east of the Suncoast Parkway. Pasco is one of the top 40 fastest growing counties in the United States. Cypress Ranch is situated approximately eight (8) miles and equidistant from two major commercial nodes – Tampa Premium Outlets to the east and Mitchell Ranch to the west.

“We realized the growth of this corridor was far outpacing any area in the Tampa Bay market” shares Ryan Plate, Vice President at Ferber and lead developer on this project. With neighboring Hillsborough County nearly built out from a residential perspective, Pasco has become a prime target for further residential development, and as a result generates the need for more commercial uses to complement that growth. Another contributing element to growth is recent job creation. Over 750 jobs have been created in the trade area in the last two years alone, with more to come, including announcements for extensive office space and a distribution facility within 1.5 miles of the project. Plate’s strategy has been to put together the right team and residential partners to create a mixed-use project that complements the surrounding communities and satisfies the increasing demand.

In 2012, Cypress Ranch, formerly known as Smith 54, was entitled for almost 1,600 multi-family residential units and commercial, but county planners encouraged a variety of residential options, leading Plate to concentrate on gaining the right balance of residential and retail. “Ferber has been committed to the highest level of professionalism in this collaboration,” states, Kurt Kehoe, Florida’s VP of Development for The NRP Group, the award-winning developer of the multi-family component. Kehoe says The NRP Group is looking forward to the project’s completion and what it will bring to this vibrant community. Ferber has worked closely with NRP Group, as well as Lennar Homes who will close on the final parcels later this year, planning approximately 330 multi-family units, 134 townhomes, and 132 single family homes behind the commercial uses.

The commercial elements of Cypress Ranch include EoS Fitness, Aldi, Burger King, Circle K, Honest-1, and Woodie’s Wash Shack, among other national tenants. One outparcel remains along S.R. 54 as well as one larger 6.4-acre tract, which can be subdivided and is suitable for retail, office, medical office, and hotel, among other uses.

Starkey Ranch / Trinity School Rezoning Information

With the scheduled opening of Starkey Ranch K8 school for the 2021 school year, there will be a rezoning taking place in order to evenly distribute the population across the available schools. Here is the latest information.

Questions and Answers

  • When will the boundaries change? If approved by the School Board, these changes will go into effect at the start of the 2020-21 school year.
  • Which students will be affected? Students currently zoned for Dr. John Long Middle, Pasco High, Pasco Middle, Quail Hollow Elementary, Wesley Chapel High and Wiregrass Ranch High Schools may potentially be affected.
  • How will I know which school my child will be attending next year? The maps posted on the rezoning page of the Pasco County Schools’ website, detail the impacted areas:  pasco.k12.fl.us/planning/page/rezoning
  • Will rising seniors be allowed to remain at their current school? Yes, students who will be seniors during the 2020-2021 school year will remain at their current school.  Bus transportation on a senior-only bus will be provided for those seniors who are currently eligible for bus transportation.
  • If my child was previously approved for school choice to attend an out-of-boundary school that is now impacted by boundary changes, do I need to complete a School Choice-Open Enrollment Application for the 2020-21 school year? No, for this rezoning, the Superintendent has determined that students currently on school choice, who are at a school that is being rezoned, will not have to reapply for school choice to remain at their current school.
  • Can my child attend an out-of-boundary school?  School Choice applications are accepted in December and January for schools that have available seats. Parents may submit a request for their child to attend one of those schools for the following year.  Siblings of rising seniors and students entering the highest grade served at a school (5th or 8th graders) will be given priority in the school choice process.  Click here for more information about school choice.
  • How do these boundary changes affect bus transportation for my child? Transportation is provided to zoned schools for students who live further than 2 miles from the school.  However, transportation to a non-magnet school, that is outside the student’s attendance zone, is the responsibility of the parent/guardian.
  • My child is in an Exceptional Student Education (ESE) program. Will there be any change due to the new boundaries?  If the program your child is in is unique to the school you currently attend then no, the boundary changes should not impact his/her educational services at the newly zoned school.  If the same services are offered at the newly zoned school then yes, the boundary changes may impact the school your child attends.
  • How will decisions about school choice applications be made? The district has a Board approved Controlled Open Enrollment Plan.  This plan, reviewed and revised annually as needed, complies with state and federal laws.  It established preferences for school choice requests and guides all decisions for parental requests to attend a school of choice.  The plan may be viewed at: http://www.pasco.k12.fl.us/library/ed_choice/Controlled_Open_Enrollment_plan.pdf

Trinity In The News: Pasco’s residential and commercial boom continued as the decade ended

According to CT Bowen of the Tampa Bay Times, Trinity is going to be the home of a new Longhorn Steakhouse and an Olive Garden, all in The Villages at Mitchell Ranch! It’s great to see some new restaurants coming to our immediate area!

If you wonder how the Pasco County economy did for the decade, look no further than the interchange of Interstate 75 and State Road 56, where Lutz, Land O’ Lakes and Wesley Chapel come together.

The area was mostly empty fields through the first half of the 2010s, even though there were plenty of drawings and plans for a retail hub that had been expected to blossom years earlier.

Look now.

Over the past four years, commerce replaced grazing cattle in what is known collectively as the Cypress Creek Town Center. To the south, the Tampa Premium Outlets mall started the commercial boom when it opened in 2015, and warehouse-sized retailers like Costco and At Home followed suit. On the north side of SR 56 came a bevy of food service establishments, a hote, and an Earth Fare grocery as one of the anchors to a strip center.

The construction dust continues with Aldi, Main Event Entertainment and a trio of Bloomin’ Brand restaurants among the projects underway as the year comes to a close.

All told, Pasco County issued 521 permits for new commercial construction in its 2019 fiscal year that ended Oct. 1.

The boom in Lutz/Wesley Chapel was duplicated in west Pasco with the opening of the Village at Mitchell Ranch bringing retailing to the former homestead of the Mitchell family at the corner of Little Road and State Road 54 in Trinity. Sprouts Farmers Market serves as one of the retail anchors, and the restaurants Olive Garden and Longhorn Steakhouse recently filed preliminary plans with Pasco County to locate there.

But those restaurants grocers, and general merchandise stores wouldn’t be opening if they didn’t have customers to serve. The greatest measure of the nearby customer base is the proximity to house rooftops. In the 12-month period ending Oct. 1, Pasco County issued 4,005 construction permits for new single-family homes.

Lennar continued to be nearly omnipresent in Pasco County. Just after the year started, public records showed the home-building giant had acquired 1,443 acres in the Connerton development east of U.S. 41 to bookend its planned Angeline development. Angeline, formerly known as Project Arthur, is slated for the thousands of acres south of State Road 52 between the Suncoast Parkway and the CSX railroad tracks. The project, which includes a planned 800-acre business park, unveiled its first proposed occupant — an expansion of the H. Lee Moffitt Cancer Center & Research Institute.

Industrial recruiters stayed busy throughout the year with multiple project announcements, including:

  • Phillips & Jordan, Inc., building a regional headquarters near San Antonio.
  • Fleda Pharmaceuticals Corp., a new pharmaceutical manufacturer, which said it would create 30 jobs at a site in Odessa.
  • JDR Investments, which purchased a vacant 67-acre site in Lacoochee from Columbia Grain and Ingredients Inc., with plans to turn it into a 25-acre precast concrete plant.
  • Colwell Avenue Properties, which will build a pair of three-story office buildings, each totaling 60,000 square feet, along State Road 54 in Lutz.
  • Encompass Health. a provider of patient rehabilitation, home health and hospice services, which is bringing its regional business office and 179 jobs to a planned 37,000-square-foot office and administrative building within the Bexley by Newland Communities on the north side of SR 54.
  • Rooker Properties LLC, which said it will purchase approximately 99 acres owned by Pasco County’s Utilities Department and use a $3.7 million county incentive to build at least 400,000 square feet of industrial and office space. The project will be the largest-ever industrial space built on speculation in Pasco County, Rooker said.

Those aren’t the only things coming to Pasco County. By the end of the fiscal year, more than 1 million tourists had visited the county. They spent an estimated $462.6 million during their stays on hotels, restaurants, shopping, entertainment and attractions, according to a visitor-tracking study by the Tallahassee firm Downs & St. Germain.

It estimated the tourism industry’s yearly economic impact to Pasco County at more than $652 million.

We don’t normally get too excited about restaurant openings but everyone at Welcome to Trinity are huge fans of Chicken Salad Chick and we’re excited that one is opening right here in Trinity!

Chicken Salad Chick is a fast casual restaurant chain and franchise of chicken salad restaurants based in Auburn, Alabama. As of November 2019, the chain consists of 139 franchise restaurants and stores in 16 different U.S. states.

The restaurant serves fifteen styles of chicken salad, served either on bread or lettuce. It also provides chicken salad by the pound for take-out and delicatessen-style sandwiches and side dishes.

The restaurant’s menu includes pimento cheese, macaroni and cheese, pasta salad and grape salad. Daily soup specials include tomato bisque and chicken tortilla; loaded potato soup is available daily.

The latest store to schedule their grand opening in the new Villages at Mitchell Ranch is Five Below! Five Below has scheduled their grand opening for Friday, July 5th at 9:00 am.

If you’re not familiar with the brand, Five Below Inc. is a publicly-held chain of discount stores in the United States, which sells a wide array of products costing up to $5.The company’s target demographics are typically children and teens, and typically operates outlets in strip malls.

Five Below carries products in a wide range of categories. Five Below locations may offer items such as trading cards, sports related items, games, toys, fashion accessories, bath and body related items, candy, snacks, beverages, home decor, school supplies and stationery, books, accessories for electronic devices, DVDs, computer software, novelty items and gag items, as well as seasonal items.

This will be the first Five Below location in the Trinity area and we are excited to have them in our community!

Opening Soon: HomeGoods in Trinity – July 7th, 2019

We are happy to see that HomeGoods is opening their new Trinity location on Sunday, July 7th at 8:00 am. HomeGoods in Trinity will be located in The Village at Mitchell Ranch located at 8870 Strength Avenue in Trinity!

HomeGoods is an American brick and mortar chain of discount home furnishing stores founded in 1992. Though it began as a small chain, numerous locations are now present throughout the United States.

The retailer specializes in name brand furniture, linens, cooking products, art and other home accessories offered at discounted prices. Seasonal decorations are also offered at discount prices.

The Goods is their mobile app that customers can use to see unique items in different store locations. HomeGoods is based in Framingham, Massachusetts. It is owned by TJX Companies and is a sister company to T.J. Maxx, Sierra Trading Post, and Marshalls.

Opening Soon: Sprouts Farmers Market – July 31, 2019

We are pretty excited that Sprouts Farms Market is getting close to opening their first Trinity location in the next month. According to their website, the Sprouts Farmers Market at The Village at Mitchell Ranch will open on July 31, 2019.

If you’re not familiar with Sprouts Farmer’s Market, Sprouts is an American supermarket chain headquartered in Phoenix, Arizona. The stores are full-service and emphasize clean organic foods including the best fresh produce, bulk foods, vitamins and supplements, packaged groceries, meat and seafood, deli, baked goods, dairy products, frozen foods, natural body care and household items. The chain was created to respond to consumers’ growing demand in health and wellness. Sprouts employs more than 30,000 team members and operates more than 300 stores in 20 states from coast to coast. A typical Sprouts Farmers Market store is around 30,000 square feet.
